New developments were the topic at the Porter Ranch Neighborhood Council meeting on June 7, 2011. The owners of the gas station on the corner of Rinaldi and Tampa presented a plan to rebuild the existing facility.
The service bays would be removed and replaced with a food mart in an architectural style to go with the neighborhood. Beer and wine would be sold, but not between midnight and 6am. The underground tanks would be replaced and diesel fuel would also be offered. Board member Sue Hammarlund expressed concern about the back of the building being a graffiti magnet and other board members agreed. There was discussion about adding trellises and plants to mitigate graffiti concerns. The PRNC approved the design and sent a letter in support to City Zoning Administrator. It is expected that the new facility will be complete by the end of the year.
The proposed Hidden Creeks development was also presented. The plan is very similar to its prior presentation to the board in 2008. There was some discussion about access roads and the location of water tanks. The project remains in the very early stages. The developers are working to have their land, which is in the County of Los Angeles, to be annexed by the City of Los Angeles. This project could be five years before being shovel ready.

At that time the proposal included 188 single family residential lots, 25 of which would be Equestrian lots. The average lot size would be 18,500 square feet. The development site is approximately 285 acres, of which 118 acres would remain as natural open space. Plans also called for an 18 acre recreational park with ball fields, restrooms, tot lot, basketball courts, and a community meeting building, all available to the Porter Ranch Community.
At stakeholder request, the Board discussed a draft of a letter to add regular street parking at Holleigh Bernson Park.
